Union Square Residences: A District 1 Address on the Singapore River
A Mixed Development Unlike Any Other in the Singapore River Precinct
The broader Union Square mixed development brings together four complementary components on a single site:
- Union Square Residences: 366 luxury apartments across 40 storeys, with commercial space on floors 1 and 2
- Union Square Central: a 20-storey premium Grade A office tower with retail on the ground floor and a restaurant at roof level
- Co-Living: approximately 134 rooms under a hotel licence, across a new 3-storey building and upper floors of conserved shophouses
- Retail & Dining (Conservation Buildings): approximately 65 commercial units in conserved shophouses on partially pedestrianised streets
Public spaces including the Central Plaza and Grand Stand are designed for placemaking activity such as food truck events, outdoor performances and community workouts at street level. The Signature Garden and a pedestrian Linkway to Clarke Quay and the Singapore River connect the precinct to the wider waterfront. Residents access their tower through entirely separate lobbies and lift cores, so the vibrancy of the podium is there to enjoy, not navigate through.

Facilities at Union Square Residences: Three Levels of Amenity
Residential facilities at Union Square Residences run to 31 numbered items across two amenity decks, plus seven recreational pods distributed up the tower, giving residents active, social and contemplative spaces at every height of the building.
Level 3, Social Vista is the primary amenity floor and its plan numbers twenty facilities, including a 30-metre Lap Pool, Aqua Lounge, Pool Deck, Aqua Gym, Wellness Pool, Secret Garden, Gourmet Pavilion, Club Social, Kids’ Club, Social Lounge, Yoga Studio and Co-Working Studio, alongside changing and steam rooms and the management office. Premier Residential Services, covering concierge, transport, towel service, facility bookings and parcel acceptance, are delivered daily from the Social Lounge by third-party providers, at residents’ own cost.
Levels 3 to 29, Seven Recreational Pods are landscaped garden terraces distributed through the mid-section of the tower: Wellness Pod (L3), Fitness Pod (L8), Relaxation Pod (L12), Serenity Pod (L16), Cosy Pod (L21), Leisure Pod (L25) and Vista Pod (L29). They sit outboard of the unit stacks, so no apartment gives up a floor to them.
Level 34, Union Vista is the sky deck, and its plan numbers eleven facilities. The Sky Pool overlooks the Singapore River and Fort Canning Hill. The level also houses a Sky Gym with floor-to-ceiling windows facing Pearl’s Hill and Chinatown, Club Union (an indoor function space with a fitted kitchen), Club Gourmet (an outdoor grill), Alfresco Dining, Spa Alcove, Aqua Lounge, Pool Deck and an Eco Wall.

Union Square Residences floor plans span nine bedroom configurations, from the 1-Bedroom at 463 sqft to the singular Penthouse of 4,833 sqft on the 40th floor. The nine types are drawn as thirteen floor plans across eleven stacks, and which stack a unit sits in decides what it faces: north to the Singapore River and Fort Canning Park, east to the river, Marina Bay and the CBD, or south over Pearl’s Hill City Park.

One tier split is worth knowing before comparing units, because it does not follow bedroom count: the 4-Bedroom Premium and Sky Suite are the only types without a conventional built-in oven, taking a V-Zug combi steamer oven in its place, while the 1-Bedroom has one. The Inalco MDi engineered stone (a Spanish brand with an antibacterial surface) appears as large-format floor and wall tiles throughout all bathrooms, as countertops in kitchens, and as the medium for the invisible induction hob itself. Smart Home and Sustainability
Every Union Square Residences apartment is equipped with a Gen3 Smart IoT Gateway connecting the digital lockset, IP camera, WiFi camera doorbell, smart aircon, smart lighting (living, dining and master bedroom), smoke detector and energy monitoring. All devices are managed through the iPlus Mobile App. The digital lockset opens five ways: PIN code, mobile app, up to 100 registered fingerprints, four keytags and two manual keys.
Union Square Residences has been awarded the BCA Green Mark Platinum (Super Low Energy, SLE) certification, the highest tier of Singapore’s green building rating scheme. Its provisions include natural ventilation through the common areas and apartments, a facade designed to reduce solar heat gain, energy-efficient air-conditioning in every unit, LED lighting, water-efficient sanitary fittings and automatic irrigation across the major landscape areas.

Is Union Square Residences leasehold or freehold?
Union Square Residences is a 99-year leasehold development with effect from 11 October 2024. District 1 is predominantly 99-year government leasehold for all new launches; no new freehold land is available in this precinct.
Do residents share lifts with office workers or co-living guests?
No. Union Square Residences has completely separate residential lobbies and lift cores from Union Square Central (the office tower) and the co-living building. Two residential lift cores serve the tower from Basement 2, one running to Level 34 and the other to Level 40, and a further private lift with its own lobby is reserved for the 4-Bedroom Premium, Sky Suite and Penthouse units.
Which units come with a private lift?
Only the 4-Bedroom Premium (D1P), Sky Suites (E1P) and Penthouse (PH) come with a dedicated private lift and private lift lobby at the basement and ground floor levels. All three sit in the same stack, which is the only stack the private lift serves.
Are the fridge, washer and dryer included?
Yes, in every unit. All types receive a Liebherr fridge and a De Dietrich laundry appliance as standard: a built-in combi washer dryer for the 1-Bedroom through 3-Bedroom Premium types, and a separate free-standing washer and dryer from the 4-Bedroom Premium upward. The Penthouse is the only unit that receives both.
What is the invisible induction hob?
The Corten invisible induction hob is embedded flush into the Inalco MDi engineered stone countertop in every unit, with no visible hob frame or surround, for a completely flush kitchen surface.
