Union Square Residences Floor Plan
Every layout in the development is in the downloadable Union Square Residences Floor Plan eBrochure (9MB PDF File).
Union Square Residences has 366 units across nine unit types, ranging from 463 sqft to 4,833 sqft. Those nine types are drawn as thirteen floor plans covering eighteen type codes, because five variants marked with a (d) suffix share a drawing with the standard type they match. All eighteen sit in one block, Block 28, across eleven stacks.
Stated areas are strata areas and they include the balcony. Every plan marks its air-conditioner ledges and reinforced concrete ledges as lying outside the strata area of the unit, and the legend marks services void space as excluded as well, so none of that area sits inside the quoted size or the price per square foot that follows from it.

Union Square Residences Residential Storey Key Plans
Union Square Residences is a single 40-storey tower on a site bounded by Havelock Road, Keng Cheow Street, Cumming Street and Solomon Street, over two basement levels. Levels 1 and 2 are commercial, with the residential lobby, drop-off, bus stop and bicycle parking at street level, and residential floors run from Level 3 to Level 40. Each typical floor carries eleven unit positions, numbered as stacks 01 to 11.
The stacks do not all run the same height. Stacks 01 to 05 stop at Level 32, stacks 06 to 08 at Level 37, and stacks 09 to 11 at Level 39, with stack 08 alone continuing to Level 40. Stack 03 has no unit at Level 3 or Level 4 and stack 04 none at Level 3, because the Social Vista amenity deck occupies those positions, which is why those two plans begin their unit numbering at #05-03 and #04-04. Above stacks 01 to 05, Level 33 is mechanical and electrical space and Level 34 is the Union Vista deck. The seven recreational pods sit outboard of stack 11 and take no unit positions.

Bathrooms are counted as full bathrooms, with any separate water closet stated on its own, because a Singapore WC is a partial bathroom rather than an extra bath. Adding the unit column gives 366, and the same total comes out of the plans themselves: every plan carries its own unit numbering, and those runs account for all 366 units without overlap or gap.
1-Bedroom Floorplan Layout
One layout, 30 units, all 463 sqft, all in stack 02. Type A1 runs #03-02 to #31-02 and type A1(d) is the single unit at #32-02. The two share one drawing because the layout is identical; A1(d) carries an estimated 3.75 m ceiling at the living and dining areas.
The plan has one bathroom, reached from both the master bedroom and the entry hall, an open kitchenette and a balcony. Kitchen provision at this tier is the Corten invisible induction hob set flush into the engineered stone counter, a Liebherr 60 cm built-in fridge freezer and a De Dietrich built-in combi washer dryer. There is no gas hob, no dishwasher and no wine chiller. Stack 02 faces south over Pearl’s Hill City Park.

1-Bedroom + Study Floorplan Layout
Two layouts, 72 units, both 506 sqft. Type A2S occupies stack 07 and runs #03-07 to #37-07 for 35 units. Type A3S occupies stack 10 and runs #03-10 to #39-10 for 37 units. Each has one bathroom, a separate study room and the same kitchen provision as the 1-Bedroom.
What separates them is where the study sits in the plan and which way the unit looks. A2S is the only 1-Bedroom type facing north towards the Singapore River and Fort Canning Park; A3S faces south over Pearl’s Hill City Park.

2-Bedroom Floorplan Layout
Four layouts, 134 units, from 700 to 732 sqft across four stacks. Type B2 is 700 sqft in stack 01, running #03-01 to #31-01 with B2(d) at #32-01. Type B1 is 710 sqft in stack 11, running #03-11 to #39-11. Type B3 is 721 sqft in stack 05, running #03-05 to #31-05 with B3(d) at #32-05. Type B4 is 732 sqft in stack 09, running #03-09 to #39-09. All four have two bathrooms, a master bath and a second bath, and none has a separate WC.
The kitchen arrangement is what actually differs. B2 has an enclosable kitchen segregated from the living area and a dumbbell layout with the two bedrooms at opposite ends of the plan. B1 has an open kitchenette and a corridor that gives the bedrooms more separation. B3 has an open kitchen. B4 has an open L-shaped kitchen that can be partly enclosed. Aspect differs too: B1 and B2 face south over Pearl’s Hill City Park, B3 faces north to the river and Fort Canning Park, and B4 faces east and is the only 2-Bedroom looking towards the Singapore River, Marina Bay and the CBD.
Specification is identical across all four: induction hob with no gas hob, a V-Zug built-in oven, a Liebherr 60 cm built-in fridge freezer and a combi washer dryer, with no dishwasher and no wine chiller. The two Level 32 variants share their standard type’s drawing, and their raised ceilings differ in extent: B2(d) has an estimated 3.75 m ceiling at the living and dining areas, B3(d) at the living area only.

2-Bedroom + Study Floorplan Layout
One layout, 35 units, 743 sqft, all in stack 06, running #03-06 to #37-06. Two bathrooms, no separate WC. The study is an enclosable room tucked off the entry rather than carved out of the living area, which is what distinguishes this type from the four 2-Bedroom layouts rather than any difference in provision.
The kitchen is open and L-shaped, and the specification matches the 2-Bedroom: induction hob, built-in oven, 60 cm built-in fridge freezer and a combi washer dryer. Stack 06 faces north towards the Singapore River and Fort Canning Park. This is one of the three layouts built as a show unit.

3-Bedroom and 3-Bedroom Premium Floorplan Layout
Two layouts, 57 units between them. Type C1 is the 990 sqft 3-Bedroom in stack 03, 28 units running #05-03 to #31-03 with C1(d) at #32-03. Type C2P is the 1,066 sqft 3-Bedroom Premium in stack 04, 29 units running #04-04 to #31-04 with C2P(d) at #32-04. Both numbering runs start above Level 3 because the Social Vista deck takes those positions.
The Premium adds a store and a yard, and with the yard a separate water closet fitted with a pedestal WC, a wall-hung basin and a shower set. The 990 sqft 3-Bedroom has none of those three. Both layouts have two bathrooms, a master bath and a second bath, and both are corner units with a wet kitchen and a separate dry kitchen.
Provision is the same for both, and it steps up from the 2-Bedroom: a 3-burner V-Zug gas hob alongside the induction hob, a V-Zug built-in oven, a Liebherr 75 cm free-standing fridge freezer, a Liebherr built-in wine chiller and a combi washer dryer, still with no dishwasher. The wine chiller applies to the 990 sqft 3-Bedroom as well as the Premium and is drawn on the C1 plan. C1 faces south and is the only 3-Bedroom over Pearl’s Hill City Park; C2P faces north to the river and Fort Canning Park. Both Level 32 variants carry an estimated 3.75 m ceiling at the living, dining and dry kitchen areas. The 3-Bedroom Premium is one of the three show units.

4-Bedroom Premium Floorplan Layout
One layout, 35 units, 1,518 sqft, all in stack 08, running #03-08 to #37-08. Three bathrooms, a master bath, a junior master bath and a third bath, plus a separate WC off the yard. Stack 08 is the only stack served by a private lift, which opens into a private lift lobby inside the unit.
The master bedroom has a walk-in wardrobe by Rimadesio and the master bath a built-in tub, an Axor Hansgrohe thermostatic shower mixer with an overhead rain shower and a Geberit electronic bidet water closet. Bath fittings across the unit are polished black chrome rather than the polished chrome used below this tier.
The kitchen is where the tier split stops tracking bedroom count. This type takes a 5-burner gas hob, a De Dietrich integrated dishwasher, a Liebherr 90 cm free-standing fridge freezer, a built-in wine chiller and a separate free-standing washer and dryer, all steps up from the 3-Bedroom. It does not take a conventional built-in oven: a V-Zug combi steamer oven replaces it, where the 1-Bedroom through 3-Bedroom types all have the built-in oven. Living and dining floor tiles step up to 1600 by 1600 mm. Stack 08 faces east towards the Singapore River, Marina Bay and the CBD, and this is one of the three show units.

Penthouse and Sky Suite Floorplan Layout
Three units at the top of stack 08, and neither type is a duplex. The two Sky Suites, type E1P, are 2,476 sqft each and occupy #38-08 and #39-08 as separate single-storey units. The Penthouse, type PH, is 4,833 sqft and occupies #40-08 alone, on the tower’s top floor.
Each Sky Suite has five bedrooms, four bathrooms serving them, a powder room and a separate WC, two walk-in wardrobes, a family room, a wet and a dry kitchen, a yard and its own private lift lobby. Electronic bidet water closets are fitted to the master and junior master baths, and the master bath has a built-in tub.
The Penthouse adds a study and a family living area to its five bedrooms, and has three walk-in wardrobes. Its bathrooms are a master bath, a junior master bath, a super junior master bath and a fourth bath, plus a powder room and a separate WC, with electronic bidet water closets in the first three. The junior master and super junior master baths have built-in tubs while the master bath takes a free-standing tub and free-standing mixer, the only unit in the development with either. The plan marks an estimated 5 m ceiling at the dining and family living areas.
Both take the 5-burner gas hob, the combi steamer oven, the integrated dishwasher, the 90 cm free-standing fridge freezer, an undercounter wine chiller, black chrome bath fittings, Rimadesio wardrobes and 1600 by 1600 mm floor tiles. The Penthouse is the only unit in the development to receive both a built-in oven and a combi steamer oven, both a built-in and a free-standing fridge freezer, and both a combi washer dryer and a separate washer and dryer.

How to Read the Union Square Residences Floor Plans
Balcony screens. A balcony may not be enclosed except with the approved balcony screen shown in the eBrochure. That screen is a non-reflective, non-glaring slide and fold aluminium system with 40% porosity, designed so the balcony stays naturally ventilated at all times including when the screen is fully closed, and it retracts fully. The cost of the screen and its installation is borne by the purchaser, and the architect determines the fixing details and colour tones where needed to allow installation.
Which walls can move. Walls shown shaded on a plan are marked as not permitted to be hacked or altered. Unshaded partitions are not marked that way. Check the individual plan for your layout before planning any reconfiguration, and confirm with the developer before committing to a renovation design.
What the (d) suffix means. Five layouts carry a (d) variant, one each in stacks 01 to 05, and all five sit on Level 32 directly below the mechanical floor. Each has the same floor area and the same layout as its standard type, with an estimated raised ceiling of 3.75 m over part of the living space. The extent varies by type, so read the note printed on the plan itself rather than assuming it applies throughout the unit.
