How pricing varies within a single unit type

Three things move one unit’s price against another of the same type: the storey it sits on, the stack it sits in and therefore what it faces, and the size band it falls into. Storey and stack account for most of the spread. A north-facing stack looking at the Singapore River and Fort Canning Park is priced differently from a south-facing stack over Pearl’s Hill City Park, and the Views section below sets out which stack is which.

Union Square Residences launched in November 2024. For the price of a specific unit, the developer’s team confirms it directly, because unit-level factors move the number and the published range covers the whole band.

Maintenance fees: why a 990 sqft 3-Bedroom pays the same as a 700 sqft 2-Bedroom

Maintenance is banded by unit size in steps of 50 sqm rather than by bedroom count, which is why types of different bedroom counts can land on the same charge. The 990 sqft 3-Bedroom is 92 sqm and the 1,066 sqft 3-Bedroom Premium is 99 sqm, so both sit inside the 51 to 100 sqm band alongside every 2-Bedroom type. The 3-Bedroom Premium clears that band ceiling by one square metre.

Above it, the 4-Bedroom Premium at 141 sqm sits in the 101 to 150 sqm band, and the Sky Suite at 230 sqm and the Penthouse at 449 sqm each fall into a higher band of their own. The estimated monthly figure for each band is in the table above. Fees begin at completion and remain estimates until the management corporation is constituted after legal completion, at which point the budget is set by the owners.

The Broader Development

“It’s part of a mixed development: what does that actually mean for daily life?”

Union Square Residences is the residential component of a larger mixed-use development called Union Square, built on the site of the former Central Mall and Central Square along Havelock Road. The residential tower does not stand alone. It shares the site with a premium office tower, a co-living building, and approximately 65 retail and F&B units arranged around conserved shophouses and two public spaces.

What it means day to day: residents use lobbies and lift cores entirely separate from the office tower and the co-living building. Two residential lift cores serve the tower from Basement 2, one running to Level 34 and the other to Level 40, and a further private lift serves stack 08 only. The retail street is at your door rather than through your lobby.

Why the site could be built this densely: the SDI Scheme

Union Square is the first large-scale mixed-use redevelopment project in the Singapore River Planning Area approved under URA’s Strategic Development Incentive Scheme. That approval allowed CDL to combine the two former sites and build 67% more gross floor area than conventional redevelopment would have permitted, which is what makes four separate uses fit on one 6,238 sqm site.

It is a completed approval rather than a proposal, and it is the single planning fact that explains the shape of the development.

The street-level spaces, and what they are for

The site plan numbers three commercial spaces at ground level: the Grand Stand, the Central Plaza and the Signature Garden. The central plaza is designed for placemaking activity including food truck events, outdoor performances and community workouts, on partially pedestrianised streets. A linkway at Level 1 connects the precinct to Clarke Quay and the Singapore River, and there are two link bridges and a pedestrian overhead bridge at Level 2.

Location & Connectivity

Three MRT stations within walking distance, across two lines

Clarke Quay (NE5) and Chinatown (NE4 and DT19) are roughly seven minutes on foot, and Fort Canning (DT20) roughly fifteen. Between them they put the North East Line and the Downtown Line at the door, and Chinatown is the interchange between the two, so a resident can change lines without leaving walking distance of home. By car, Orchard Road, Marina Bay Sands and the Esplanade are approximately ten minutes away.

The address sits between the Singapore River, Pearl’s Hill City Park, Chinatown and the CBD, with Fort Canning Park a short walk north and the river park connector running through the precinct to Robertson Quay and Boat Quay. River Valley Primary School is within 1 km.

Eleven stacks, three aspects: which units see what

Every typical floor carries eleven unit positions, numbered as stacks 01 to 11, and each stack faces one of three ways. Four stacks face north to the Singapore River and Fort Canning Park, two face east to the river, Marina Bay and the CBD, and five face south over Pearl’s Hill City Park. This is the one part of the development where the same unit type can be a materially different home depending on which stack it sits in.

The arithmetic closes. Stacks 01, 02 and 05 give 30 units each; stack 03 gives 28 and stack 04 gives 29; stacks 06 and 07 give 35 each; stacks 09, 10 and 11 give 37 each. That is 328. Stack 08 adds 35 4-Bedroom Premium units, two Sky Suites and one Penthouse, for 38. Together, 366.
Which layouts are the only ones with a given aspect

A2S is the only 1-Bedroom type facing north to the Singapore River and Fort Canning Park. A1 and A3S both face south.

B4 is the only 2-Bedroom type facing east to the Singapore River, Marina Bay and the CBD. B1 and B2 face south, B3 faces north.

C1 is the only 3-Bedroom type facing Pearl’s Hill City Park, and C2P the only one facing the river and Fort Canning Park. The two 3-Bedroom types face opposite ways.

D1P is the only 4-Bedroom layout in the development and the only stack served by a private lift.

Four structural irregularities, and why none is a misprint

Stacks 03 and 04 start higher than the rest. Stack 03 has no unit at Level 3 or Level 4, and stack 04 none at Level 3, because the Social Vista amenity deck occupies those positions. The developer’s own numbering reflects it: the 3-Bedroom runs from #05-03 and the 3-Bedroom Premium from #04-04.

Five stacks stop at Level 32. Above stacks 01 to 05, Level 33 is mechanical and electrical space and Level 34 is the Union Vista sky deck. Stacks 06 to 11 continue past both.

Stack 08 changes unit type twice near the top, from 4-Bedroom Premium to Sky Suite at Level 38 and to Penthouse at Level 40. Each of those three is a single-storey unit, so no column beneath them ends early.

The seven recreational pods break nothing. They sit outboard of stack 11 and occupy no unit positions, which is why every stack runs continuously through Levels 8, 12, 16, 21, 25 and 29.

Union Square Residences has 366 units across nine unit types. Those nine are drawn as thirteen floor plans covering eighteen unit type designations, because five variants marked with a (d) suffix share a drawing with the standard type they match. All of them sit in one block, Block 28, across eleven stacks.

Bathroom counting. Full bathrooms are counted, and any separate water closet is stated on its own, because a Singapore WC is a partial bathroom rather than an extra bath. The unit-number column is taken from each floor plan’s own schedule, and those runs account for all 366 units without overlap or gap.

What the (d) variants are

Five layouts carry a (d) variant: A1(d), B2(d), B3(d), C1(d) and C2P(d). All five sit on Level 32, one in each of stacks 01 to 05, directly beneath the mechanical floor. Each has the same floor area and the same layout as its standard type. What it gains is ceiling height, an estimated 3.75 m over part of the living space, made possible by the mechanical floor above.

The extent of the raised ceiling differs by type, so read the note on the plan itself. A1(d) and B2(d) carry it at the living and dining areas. B3(d) carries it at the living area only. C1(d) and C2P(d) carry it at the living, dining and dry kitchen. Stacks 06 to 11 have no (d) variant.
1-Bedroom and 1-Bedroom + Study: what separates the three layouts

All three have one bathroom, reached from both the bedroom and the entry hall, an open kitchenette and a balcony. A1 at 463 sqft has no study. A2S and A3S are both 506 sqft and both have a separate study room; what separates them is where the study sits in the plan and which way the unit faces. A2S is the only 1-Bedroom type facing north to the river and Fort Canning Park, and A3S faces south over Pearl’s Hill City Park.

Kitchen provision is identical across all three: the Corten induction hob set flush into the engineered stone counter, a V-Zug built-in oven and concealed hood, a Liebherr 60cm built-in fridge freezer and a De Dietrich combi washer dryer. No gas hob, no dishwasher, no wine chiller at this tier.

The four 2-Bedroom layouts: the difference is the kitchen and the aspect

All four run 700 to 732 sqft with two bathrooms and no separate WC, and all four take the same specification. What actually differs is the kitchen arrangement and which way the unit faces.

B2, 700 sqft, stack 01. Enclosable kitchen segregated from the living area, and a dumbbell layout with the two bedrooms at opposite ends of the plan. South facing.

B1, 710 sqft, stack 11. Open kitchenette, with a corridor that gives the bedrooms more separation. South facing.

B3, 721 sqft, stack 05. Open kitchen. North facing, to the river and Fort Canning Park.

B4, 732 sqft, stack 09. Open L-shaped kitchen that can be partly enclosed. East facing, and the only 2-Bedroom looking towards the river, Marina Bay and the CBD.

B5S, 743 sqft, stack 06, is the 2-Bedroom + Study. The study is an enclosable room tucked off the entry rather than carved out of the living area, which is what distinguishes it rather than any difference in provision. North facing, and one of the three built show units.

The two 3-Bedroom layouts: store, yard and WC are the real difference

Both are corner units with a wet kitchen and a separate dry kitchen, both have two bathrooms, and both take the same appliance package. The 1,066 sqft 3-Bedroom Premium (C2P) adds a store and a yard that the 990 sqft 3-Bedroom (C1) does not have, and with the yard comes a separate water closet fitted with a pedestal WC, a wall-hung basin and a shower set.

In practice the store and the yard are the differences that change how the home is used day to day; the WC follows from the yard. The two also face opposite ways: C1 is the only 3-Bedroom over Pearl’s Hill City Park, C2P the only one facing the river and Fort Canning Park.

Both take a 3-burner V-Zug gas hob alongside the induction hob, a V-Zug built-in oven, a Liebherr 75cm free-standing fridge freezer, a Liebherr built-in wine chiller and a combi washer dryer. The wine chiller applies to the 990 sqft layout as well as the Premium, and is drawn on the C1 plan. Neither has a dishwasher. C2P is one of the three built show units.

4-Bedroom Premium: the private lift stack, and where the specification stops tracking bedroom count

D1P is the only 4-Bedroom layout in the development, 35 units in stack 08 running #03-08 to #37-08, east facing. Three bathrooms, a master bath, a junior master bath and a third bath, plus a separate WC off the yard. The master bedroom has a Rimadesio walk-in wardrobe and the master bath a built-in tub, an Axor Hansgrohe thermostatic shower mixer with an overhead rain shower and a Geberit electronic bidet water closet. Bath fittings across the unit are polished black chrome rather than the polished chrome used below this tier.

Stack 08 is the only stack served by a private lift, which opens into a private lift lobby inside the unit and reaches Basement 2, Basement 1 and Level 1.

The kitchen is where the tier split stops following bedroom count. This type takes a 5-burner gas hob, a De Dietrich integrated dishwasher, a Liebherr 90cm free-standing fridge freezer, a built-in wine chiller and a separate free-standing washer and dryer. It does not take a conventional built-in oven: a V-Zug combi steamer oven replaces it, where the 1-Bedroom through 3-Bedroom Premium types all have the built-in oven. Living and dining floor tiles step up to 1600 by 1600 mm at the same point. D1P is the third built show unit.

Sky Suites and Penthouse: three units at the top of stack 08

The two Sky Suites (E1P) are 2,476 sqft each and occupy #38-08 and #39-08 as separate single-storey units. Each has five bedrooms, four bathrooms serving them, a powder room and a separate WC, two walk-in wardrobes, a family room, a wet and a dry kitchen, a yard and its own private lift lobby. Electronic bidet water closets are fitted to the master and junior master baths, and the master bath has a built-in tub.

The Penthouse (PH) is 4,833 sqft and occupies #40-08 alone on the tower’s top floor. It adds a study and a family living area to its five bedrooms and has three walk-in wardrobes. Its bathrooms are a master bath, a junior master bath, a super junior master bath and a fourth bath, plus a powder room and a separate WC, with electronic bidet water closets in the first three. The junior master and super junior master baths have built-in tubs, while the master bath takes a free-standing tub and free-standing mixer, the only unit in the development with either. The plan marks an estimated 5 m ceiling at the dining and family living areas.

Neither type is a duplex. Both Sky Suites and the Penthouse are single-storey units, which is what allows stack 08 to hold 35 4-Bedroom Premium units plus three more and reach exactly Level 40.

Both take the 5-burner gas hob, the combi steamer oven, the integrated dishwasher, the 90cm free-standing fridge freezer, an undercounter wine chiller, black chrome bath fittings and Rimadesio wardrobes. The Penthouse is the only unit in the development to receive both a built-in oven and a combi steamer oven, both a built-in and a free-standing fridge freezer, and both a combi washer dryer and a separate washer and dryer.

Fittings, Appliances & Finishes

V-Zug, Liebherr, De Dietrich, Corten, Hansgrohe, Geberit and Rimadesio

Every unit type receives the same brands, and the models step up by type. Provided throughout: a Corten invisible induction hob set flush into an Inalco MDi engineered stone counter, a V-Zug concealed cooker hood, a Liebherr refrigerator, a De Dietrich laundry appliance, Corten integrated stone basins, Geberit wall-hung water closets and Hansgrohe mixers.

The tier does not follow bedroom count. Two things break the pattern. The gas hob starts at the 3-Bedroom, so the 1-Bedroom and 2-Bedroom types have the induction hob only. And the 4-Bedroom Premium and Sky Suite are the only bands without a conventional built-in oven, taking a V-Zug combi steamer oven in its place, while the 1-Bedroom has one.

Facilities

“What facilities are there, and what’s the difference between Level 3 and Level 34?”

Two amenity decks carry 31 numbered facilities between them, twenty on Level 3 and eleven on Level 34, and seven recreational pods sit on Levels 3, 8, 12, 16, 21, 25 and 29.

Level 3, the Social Vista, is the main deck and the busier one: a 30-metre lap pool, Aqua Lounge, Aqua Gym, Wellness Pool, Secret Garden, Gourmet Pavilion, Club Social, Kids’ Club, Social Lounge, Yoga Studio, Co-Working Studio, changing and steam rooms, and the management office.

Level 34, the Union Vista, is the quieter, higher one: a Sky Pool overlooking the Singapore River and Fort Canning Hill, a Sky Gym with floor-to-ceiling windows facing Pearl’s Hill and Chinatown, Club Union with a fitted kitchen, Club Gourmet with an outdoor grill, Alfresco Dining, Spa Alcove and an Eco Wall.

Premier Residential Services are chargeable. The concierge, transport, housekeeping and related services run daily from the Social Lounge, but they are provided by third-party service providers, the cost is borne by residents rather than covered by the maintenance charge, and provision may be modified or withdrawn at the providers’ discretion.

What the quoted floor areas include, and what they leave out

Stated areas are strata areas and they include the balcony. Every floor plan marks its air-conditioner ledges and reinforced concrete ledges as lying outside the strata area of the unit, and the legend marks services void space as excluded as well. None of that area sits inside the quoted size, or inside the price per square foot that follows from it.

Balcony screens: permitted, but at the purchaser’s cost

A balcony may not be enclosed except with the developer’s approved balcony screen. That screen is a non-reflective, non-glaring slide and fold aluminium system with 40% porosity, designed so the balcony stays naturally ventilated at all times including when the screen is fully closed, and it retracts fully. The cost of the screen and its installation is borne by the purchaser, and the architect determines the fixing details and colour tones where needed to allow installation.

Which walls can be moved

Walls shown shaded on a floor plan are marked as not permitted to be hacked or altered. Unshaded partitions are not marked that way. Check the plan for the specific layout before planning any reconfiguration, and confirm with the developer before committing to a renovation design.

The Developer

CDL Libra Pte. Ltd., a wholly-owned subsidiary of City Developments Limited

The legal developer of record is CDL Libra Pte. Ltd., UEN 202138812H, registered at 9 Raffles Place, #12-01 Republic Plaza, Singapore 048619, holding Housing Developer’s Licence C1490 issued on 8 February 2024. It is a single developer, not a joint venture, and the same licence covers Union Square Central and the hotel-licensed co-living component alongside the residences.

City Developments Limited began on 7 September 1963 in a rented office at Amber Mansions with eight employees, and went public that November when its shares were listed on what was then the Malayan Stock Exchange. It is now listed on the Singapore Exchange and is one of the largest companies there by market capitalisation.

Union Square is CDL’s third mixed-use redevelopment project in the Central Area and its second in the Singapore River precinct, after CanningHill Piers and CanningHill Square on the former Liang Court site, developed in joint venture with CapitaLand Development, and Newport Plaza on Anson Road, the former Fuji Xerox Towers.

Which units get a gas hob, and which get induction only?

Every unit has the Corten invisible induction hob set flush into the engineered stone counter. The V-Zug gas hob is additional, and it starts at the 3-Bedroom: three burners for the 3-Bedroom and 3-Bedroom Premium, five for the 4-Bedroom Premium, Sky Suites and Penthouse. The 1-Bedroom and 2-Bedroom types have the induction hob only.

What is the difference between the 990 sqft 3-Bedroom and the 1,066 sqft 3-Bedroom Premium?

The Premium adds a store and a yard, and with the yard a separate water closet fitted with a pedestal WC, a wall-hung basin and a shower set. The 990 sqft layout has none of those three. Both have two bathrooms, both are corner units with a wet and a dry kitchen, and both take the same appliance package. They also face opposite ways: the 990 sqft type looks south over Pearl’s Hill City Park and the Premium north to the river and Fort Canning Park.

What does the (d) in A1(d), B2(d), B3(d), C1(d) and C2P(d) mean?

It marks a raised-ceiling variant. All five sit on Level 32, one in each of stacks 01 to 05, directly beneath the mechanical floor, and each has the same floor area and layout as its standard type.
