Union Square Residences Project Info
Union Square Residences is a 366-unit condominium at 28 Havelock Road, Singapore 059828, on a 99-year lease commencing 11 October 2024. It is a single 40-storey residential tower with commercial units on the first and second storeys, developed by CDL Libra Pte. Ltd., a wholly-owned subsidiary of City Developments Limited. The Chinese name is 誉岭峰 (Yù Lǐng Fēng). The site covers 6,238 sqm, or 67,146 sqft, in District 1.
The tower is the residential component of Union Square, a redevelopment of the former Central Mall and Central Square sites. The wider development also contains Union Square Central, a 20-storey Grade A office tower; a co-living component of roughly 134 rooms operating under a hotel licence; and approximately 65 retail and F&B units within conserved shophouses. Union Square is the first large-scale mixed-use redevelopment project in the Singapore River Planning Area approved under URA’s Strategic Development Incentive Scheme, which allowed two adjacent sites to be combined for a 67% gross floor area uplift.
Vacant possession is expected on 15 March 2031 and legal completion on 15 March 2034. Woh Hup (Private) Limited is the main contractor, with AEDAS Pte. Ltd. as lead architect and ADDP Architects LLP as residential architect. Union Square Residences Residential Storey Key Plans
Every typical floor carries eleven unit positions, numbered as stacks 01 to 11, and the residential floors run from Level 3 to Level 40. Stack 08 is the only stack served by a private lift, which reaches the 4-Bedroom Premium units on Levels 3 to 37, both Sky Suites on Levels 38 and 39, and the Penthouse on Level 40. Two further residential lift cores serve the rest of the tower from Basement 2, one running to Level 34 and the other to Level 40. Residents use lobbies and lift cores entirely separate from the office tower and the co-living building.
Three parts of the tower depart from the typical floor plate, and none of them is a drafting error. Stack 03 has no unit on Level 3 or Level 4, and stack 04 has no unit on Level 3, because the Social Vista amenity deck occupies those positions. Above stacks 01 to 05, Level 33 is mechanical and electrical space and Level 34 is the Union Vista deck, so those five stacks stop at Level 32 while stacks 06 to 11 continue through both levels.
Level 32 carries five raised-ceiling variants, one in each of stacks 01 to 05, marked on the floor plans with a (d) suffix: types A1(d), B2(d), B3(d), C1(d) and C2P(d). Each has the same floor area as its standard counterpart and an estimated 3.75 m ceiling at the living and dining areas, which the mechanical floor above makes possible. Union Square Residences Facilities
The two amenity decks carry 31 numbered facilities between them, twenty on Level 3 and eleven on Level 34, and seven recreational pods are distributed up the tower on Levels 3, 8, 12, 16, 21, 25 and 29. Level 1 is the arrival and public precinct.
Level 1: Arrival and Public Precinct
Level 1 holds the residential lobby, the pick-up and drop-off point, the carpark entry, a bus stop, and short and long term bicycle parking. The commercial spaces at street level are the Grand Stand, the Central Plaza and the Signature Garden, and a linkway connects the precinct to Clarke Quay and the Singapore River. The plaza is designed for placemaking activity including food truck events, outdoor performances and community workouts, on partially pedestrianised streets.
Level 3: Social Vista
Social Vista is the main amenity deck and its plan numbers twenty facilities: a 30-metre Lap Pool, Aqua Lounge, Pool Deck, Aqua Gym, Outdoor Showers, Secret Garden, Wellness Pool, Gourmet Pavilion, the Wellness Pod, Club Social, Kids’ Club, Social Lounge, Yoga Studio, Co-Working Studio, male and female changing rooms, male and female steam rooms, an accessible toilet and the management office. The Gourmet Pavilion carries outdoor barbecue and alfresco dining, and Club Social is a function room. Stacks 03 and 04 give up their Level 3 unit positions to this deck, and stack 03 its Level 4 position as well.
Seven Recreational Pods, Levels 3 to 29
Seven landscaped garden terraces sit at intervals up the tower: the Wellness Pod on Level 3, Fitness Pod on Level 8, Relaxation Pod on Level 12, Serenity Pod on Level 16, Cosy Pod on Level 21, Leisure Pod on Level 25 and Vista Pod on Level 29. They occupy space outboard of stack 11 rather than unit positions, which is why every stack runs continuously through those levels. The lower pods are the active ones and the upper pods are quieter, with the outlook opening up as they rise.
Level 34: Union Vista
Union Vista is the sky deck and its plan numbers eleven facilities: Aqua Lounge, Sky Pool, Pool Deck, Club Gourmet, Alfresco Dining, Spa Alcove, Outdoor Showers, Eco Wall, Club Union, Sky Gym and an accessible toilet. The Sky Pool overlooks the Singapore River and Fort Canning Hill. The Sky Gym has floor-to-ceiling windows facing Pearl’s Hill and Chinatown. Club Union is an indoor function space with a fitted kitchen, and Club Gourmet provides an outdoor grill alongside the Alfresco Dining area.
Premier Residential Services
Premier Residential Services operate daily from the Social Lounge on Level 3 and cover reception and concierge, transport arrangements, visitor and moving-in assistance, parcel acceptance, towel service, facility reservations, housekeeping and laundry, private chef and catering, pet care, mail and courier handling, and handyman and pest control. These services are provided by third-party service providers, costs are borne by residents, and provision may be modified or withdrawn at the providers’ discretion.

Three MRT stations sit within walking distance across two lines: Clarke Quay (NE5) and Chinatown (NE4/DT19) at roughly 7 minutes on foot, and Fort Canning (DT20) at roughly 15 minutes. From Chinatown the Downtown Line reaches Downtown in 2 stops and Bayfront in 3, while the North East Line reaches Outram Park in 1. From Clarke Quay, Dhoby Ghaut is 1 stop and HarbourFront is 3. Orchard Road and Marina Bay Sands are about 10 minutes by car.
The address sits between the Singapore River, Pearl’s Hill City Park, Chinatown and the CBD, with Fort Canning Park a short walk north. River Valley Primary School is within 1 km. Nearby tertiary institutions include Singapore Management University, LASALLE College of the Arts, Nanyang Academy of Fine Arts and the School of the Arts.
Fittings, Appliances, and Finishes
Provided in every unit type. A Corten invisible induction hob set flush into an integrated Inalco MDi engineered stone sink and countertop, a V-Zug concealed cooker hood with recirculation kit, a Liebherr refrigerator, a De Dietrich laundry appliance, Corten integrated engineered stone basins, Geberit wall-hung water closets, and Hansgrohe basin mixers and shower mixer sets. Inalco MDi is a Spanish engineered stone with an antibacterial surface, laid as 800 by 1600 mm living and dining floor tiles from the 1-Bedroom to the 3-Bedroom Premium and as 1600 by 1600 mm tiles in the 4-Bedroom Premium, Sky Suites and Penthouse, with seamless vertical joints on every bathroom wall.
Kitchen specification by unit type. The gas hob starts at the 3-Bedroom: the 1-Bedroom and 2-Bedroom types have the induction hob only, all four 3-Bedroom types take a 3-burner V-Zug gas hob, and the 4-Bedroom Premium, Sky Suites and Penthouse take a 5-burner. A V-Zug built-in oven is fitted to the 1-Bedroom, 2-Bedroom, 3-Bedroom types and the Penthouse, while the 4-Bedroom Premium and Sky Suites take a V-Zug combi steamer oven in its place. The De Dietrich integrated dishwasher begins at the 4-Bedroom Premium. A Liebherr built-in wine chiller is fitted to the 3-Bedroom and 4-Bedroom Premium, and an undercounter wine chiller to the Sky Suites and Penthouse; the 1-Bedroom and 2-Bedroom types have neither.
Refrigeration and laundry. The 1-Bedroom and 2-Bedroom types take a 60 cm Liebherr built-in fridge freezer, the 3-Bedroom types a 75 cm free-standing unit, and the 4-Bedroom Premium and above a 90 cm free-standing unit. Laundry follows a different split: a De Dietrich built-in combi washer dryer serves the 1-Bedroom, 2-Bedroom and 3-Bedroom types, and a separate free-standing washer and dryer serves the 4-Bedroom Premium and Sky Suites. The Penthouse is the only unit with both a built-in fridge freezer and a free-standing one, and the only unit with both a combi washer dryer and a separate washer and dryer.
Bathrooms. Bath fittings are polished chrome from the 1-Bedroom to the 3-Bedroom Premium and polished black chrome in the 4-Bedroom Premium, Sky Suites and Penthouse, whose master bathrooms also take an Axor Hansgrohe thermostatic shower mixer with an overhead rain shower. A Geberit electronic bidet water closet is fitted to the 4-Bedroom Premium master bath, the Sky Suite master and junior master baths, and the Penthouse master, junior master and super junior master baths. Built-in bath tubs appear in the 4-Bedroom Premium and Sky Suite master baths and in the Penthouse junior master and super junior master baths, while the Penthouse master bath takes a free-standing tub and free-standing mixer.
Where the two 3-Bedroom types differ. The 1,066 sqft 3-Bedroom Premium adds a store and a yard that the 990 sqft 3-Bedroom does not have, and with the yard comes a separate water closet fitted with a pedestal WC, a wall-hung basin and a shower set. Those three WC fittings are supplied to types C2P and C2P(d) only within the 3-Bedroom band, and to every unit from the 4-Bedroom Premium upward. Rimadesio walk-in wardrobes, made in Italy, are fitted to the master bedrooms of the 4-Bedroom Premium, Sky Suites and Penthouse.
Smart Home and Sustainable Living
Every apartment is fitted with a Gen3 Smart IoT Gateway managed through the iPlus mobile app, which connects the digital lockset, an IP camera, a WiFi camera doorbell, the air-conditioning, lighting in the living, dining and master bedroom, a smoke detector and energy monitoring. The digital lockset opens five ways: PIN code, mobile app, up to 100 registered fingerprints, four Yale keytags and two manual keys. Energy monitoring covers the incoming circuit and two air-conditioning circuits, reporting current, power, voltage and frequency, and stores readings locally when WiFi is unavailable. The gateway requires the owner’s own internet router.
The iPlusliving community app handles estate matters alongside the in-unit devices: facility booking, renovation and access card forms, secondary carpark applications, the residents’ handbook and house rules, as-built drawings, user manuals and warranty letters, service requests, and intercom calls from the lift lobby that let a resident send a visitor up.
Union Square Residences has been awarded BCA Green Mark Platinum Super Low Energy, the highest tier of the scheme. Green provisions include natural ventilation through the common areas and the apartments, a facade designed to reduce solar heat gain, energy-efficient air-conditioning in every residential unit, LED lighting, water-efficient sanitary fittings, water-efficient automatic irrigation across the major landscape areas, environmentally friendly and sustainable materials, and podium landscaping and water features that reduce heat build-up at the public areas.
Car parking runs to 186 lots. Three are equipped and ready for electric vehicle charging and a further 26 are provisioned for chargers to be added later rather than fitted with them now, which are different things and are counted separately here. Three accessible lots and 92 bicycle lots are also provided.

The chart accounts for all 366 units across eleven stacks and Levels 3 to 40. Stacks 01 to 05 stop at Level 32, stacks 06 and 07 at Level 37, stacks 09 to 11 at Level 39, and stack 08 alone continues to Level 40. Levels 1 and 2 are commercial.
Stacks 01 to 05 give 30, 30, 28, 29 and 30 units; stacks 06, 07 and 08 give 35 each; stacks 09, 10 and 11 give 37 each. That is 363. Adding the two Sky Suites at #38-08 and #39-08 and the single Penthouse at #40-08, all within stack 08, gives 366. The shorter columns on stacks 03 and 04 are the missing Level 3 and Level 4 units described above, not a misprint.

The single 1-Bedroom stack is 02. Stacks 07 and 10 are 1-Bedroom + Study, which is a different type at 506 sqft rather than 463 sqft. The four 2-Bedroom stacks are 01, 05, 09 and 11, which together hold the 134 2-Bedroom units, and stack 06 holds the 35 2-Bedroom + Study units. Stack 08 is the only 4-Bedroom Premium stack and the only stack reaching Level 40.
